Demolition of the existing buildings, (previously used as a sui-generis car showroom) and redevelopment of the site to provide 156 residential units and 1 community space (Class F2) with car parking and cycle parking and associated landscaping and public realm. The proposal takes the form of a mansion block along Edgware Road alternating between 8 and 10 storeys in height, rising to 12 storeys to celebrate the southern corner of the site. A new public, pedestrianised courtyard garden lies at the heart of the proposal, enclosed to the north east with buildings that are predominantly a single storey with small first floor pop up rooms. A small 3 storey apartment building fronts Hillfield Avenue to the north, and an articulated 4 storey apartment building fronts Silkfield Road - both of which mediate between the existing and new dwellings.
